Summer Rental Policies
BEACH REALTY has been operating a successful summer cottage rental business for 26 years under the present ownership. We represent over 140 properties, the majority being located in the Sandwich and Sagamore beach areas. Our office is located directly on East Sandwich Beach, and is fully staffed 7 days a week, providing you with the highest level of customer service for all your vacation needs. Our complimentary Business Center with computer station and WIFI assures we meet your work requirements while away from home as well. All of our rental cottages are fully furnished, fully equipped for cooking, and most offer outdoor dining areas as well. Tenants are required to bring their own sheets and towels to all properties; blankets and pillows are provided. If you prefer, you can rent linens locally through www.AuntieVis.com, (877-263-8899), and they will be delivered to your cottage doorstep. All of our homes are non-smoking, and most do not accept pets. We do offer a few properties that welcome a pet, so please call to inquire how we may be able to accommodate your needs.
If you are interested in making a Reservation at one of our homes, please forward your mailing address, all contact phone numbers and the number of adults and children that will be present at the property. Please include any day and/or overnight guests, as all properties have strictly enforced occupancy limits. A lease will then be created for you, and forwarded via email. You are required to return a signed copy of the lease, a deposit in the amount of 1/2 the rental amount and a $100 non-refundable Reservation Fee, within 10 days. The balance of the rent and a refundable Security Deposit is due 30 days prior to your arrival. Accepted methods of payment are Credit Card, cash, bank check, personal check and specific US bank funds for international customers. (We do not accept personal checks for any payments made within 30 days of your arrival). Your Security Deposit will be returned to you approximately 14 days after you depart, providing the property is left in acceptable condition, and all lease provisions are adhered to.
CHECK-IN is 2:30 PM Saturday and CHECK-OUT is 10:00 AM the following Saturday.

NOTE: As a courtesy to our tenants staying at properties on Phillips Road in Sagamore Beach, we check you in directly at your cottage. Please contact our office for details.
CANCELLATION POLICY: All Reservation deposits and payments are non-refundable. If you need to cancel your reservation we will try to re-rent the cottage, and if successful, we will mail you a proportionate refund less a 20% service charge. No monies will be refunded if the property is not re-booked. In the event you decide to re-instate your lease, you must do so 30 days prior to your arrival. No refunds will be given due to weather and/or medical emergencies. If you have concerns because the unforeseen and unexpected can occur before you leave for vacation or while you're away from home, we recommend CSA Vacation Rental Insurance Plan.
